Pre-Holiday Cheer for Atlanta Housing Market

There is reason for some pre-holiday cheer in the Atlanta Housing Market! Numbers just released for October show the strongest year to year percentage increase in closings since May of 2006. According to Marietta, GA based Smart Numbers, there were 4,532 closings in October for all single family. After reported &quot;lag closings&quot; the increase should be at least 15% from October 2008.

According to the Marietta Daily Journal, there were 1,079 foreclosed homes for sale on the Cobb County Courthouse steps this past Tuesday. This represents an increase over the August 2008 auction of 861 foreclosures. Many of these homes will be listed and sold to the public over the next several weeks.&nbsp;

Many sources have predicted that the Atlanta housing market would hit bottom and begin a slow but steady recovery in late 2009. It sure seems like that is the case today as a new report shows months of inventory for single family detached housing in June reduced to 12 months verses 13.6 months in June 2008. This is a positive sign that while the economy is still weak, the housing market is beginning a slow turn to the positive.

Cobb County single family home sales were strong in June at 618 sales compared to 515 in May. The June sales represent a 5% year to year drop from 648 sales in 2008, but the&nbsp;largest statistic&nbsp;of note&nbsp;is that between&nbsp;June of 2008 and June of 2009, the average sales price dropped in Cobb County by 13.6%.&nbsp;&nbsp;The average Cobb home in June of 2009 sold for $244,207 while the June 2008 average sales price in Cobb County was $282,643.

Today I actually had some work done on my own home for a change. I wanted some rooms wired for internet.&nbsp;&nbsp;I called Jeff Terry, a low voltage contractor&nbsp;I found through a referral and he was amazing! Ran 4 new lines to a tidy little area in my basement and charged me a very fair fee.
