Atlanta Real Estate Inventory Down 10% from 2008

Many sources have predicted that the Atlanta housing market would hit bottom and begin a slow but steady recovery in late 2009. It sure seems like that is the case today as a new report shows months of inventory for single family detached housing in June reduced to 12 months verses 13.6 months in June 2008. This is a positive sign that while the economy is still weak, the housing market is beginning a slow turn to the positive.

The average sale price for detached housing in June was $217,790 in Metro Atlanta, a 13.4% decrease from 2008, but $42,000 above the recession low in February. Cobb County June Home Sales

Cobb County single family home sales were strong in June at 618 sales compared to 515 in May. The June sales represent a 5% year to year drop from 648 sales in 2008, but the largest statistic of note is that between June of 2008 and June of 2009, the average sales price dropped in Cobb County by 13.6%.  The average Cobb home in June of 2009 sold for $244,207 while the June 2008 average sales price in Cobb County was $282,643.

There were 1,312 properties listed in Cobb in June of 2009 compared to 1,693 in June '08.  232 foreclosures were listed in June as well. Of the 618 sales in June, 166 were foreclosures at an average price of $175,817. Foreclosures sold for 94% of the final list price of the home. Non-foreclosure homes sold for an average of…

Atlanta School Guides, Fact or Fiction

What are the best schools in Atlanta? Well it depends on who you ask. If you ask a parent, they are going to give you their own "world view" of the school system. Ask a disgruntled parent and they will tell you the school is pure evil, ask the valedictorian's parents and you'll get a completely different story. Ask a new teacher and she's overwhelmed, ask a retiring teacher and he may be burned out. Ask a principal and everything is grand! You get the idea.

Low Voltage Installer Atlanta

Today I actually had some work done on my own home for a change. I wanted some rooms wired for internet.  I called Jeff Terry, a low voltage contractor I found through a referral and he was amazing! Ran 4 new lines to a tidy little area in my basement and charged me a very fair fee.

Not only was Jeff's installation extremely professional, but he was a nice guy too. He brought his gear in the house and the first thing he did was lay a cloth down in the hall to keep the hardwood floors protected. You have to like a contractor who brings a portable shop vac with him on the job. It didn't just sit their, I heard him use it 4 times. The workspace was always immaculate.
